Minnesota’s policies and non-discrimination laws give it an above-average equality rating. Cities like St. Paul, Pine City, Duluth, and Minneapolis celebrate and honor LGBTQ+ rights, making it a great place to call home. Additionally, beautiful Minnesota has long been known for welcoming people from all over the world; over 10% of its workforce is immigrants.
While the state is overwhelmingly White, significant improvements have been made to boost racial equity. The government is even recommending that bills have a racial equity impact score attached to them so that lawmakers can be assured that they are doing right by all Minnesotans.
However, people of all backgrounds may face significant challenges when purchasing property. An FHA loan can solve some of the challenges of buying a home, especially for buyers with less-than-perfect credit scores or minimal savings. If you have always dreamed of owning a home in Minnesota, FHA loans may be your solution.

What Are FHA Loans?
FHA loans are government-backed mortgage loans available to those who may not meet the traditional requirements of a conventional home loan. These loans are offered by private mortgage lenders, such as banks and credit unions, but FHA financing is backed by the federal government. If a borrower defaults, the government will partially reimburse the company. This is different from conventional loans, which are purchased by Fannie Mae and Freddie Mac on the secondary mortgage market and are typically only given to those with good credit.
Since its creation in 1934, the program has funded over 40 million home purchases throughout the United States. It has been a key ally in reducing homeownership disparity for marginalized people; over 30% of loans offered through the program go to borrowers of color, which is far higher than for conventional loan products.
The Department of Housing and Urban Development, the overarching department for the Federal Housing Administration, has also been instrumental in lowering barriers for LGBTQ+ individuals seeking financing for home purchases. Back in 2012, it required lenders to provide equal access to funding regardless of a person’s actual or perceived gender identity or sexual orientation, a landmark victory for the LGBTQ+ community.
In 2021, HUD tightened enforcement of these standards and has released new guidelines to reduce disparities in lending opportunities for LGBTQ+ individuals. Marginalized individuals can be assured that they are being included in funding initiatives when they work with the FHA.
With the backing of the United States Department of Housing and Urban Development, more lenders are willing to offer mortgages with competitive rates and lower down payment requirements.
A Minnesota FHA loan is ideal for first-time home buyers, especially those with a poor borrowing profile. However, it’s important to note that these loans can be used by anyone, no matter their income or previous homebuying experience.
Benefits of Federal Housing Administration Loans
An FHA loan in Minnesota can make homeownership more accessible for a larger population of local buyers. Some of the top benefits of an FHA mortgage include the following.
Lower Credit Score Requirements
A good FICO score is typically a requirement to buy a house in Minnesota. However, first-time homebuyers may find it hard to reach the thresholds necessary for a conventional loan, especially if they face systemic barriers to financial success.
For example, the average score in Black-majority neighborhoods is just 582, and the average Native American consumer has a score of only 619. This is too low for the typical conventional loan, which has a lower threshold of 620.
LGBTQ+ individuals are also more likely than their peers to have a poor FICO score, making it hard for them to buy property. This is partially because the Consumer Financial Protection Bureau did not release a statement interpreting the ECOA to include gender identity and sexual orientation until 2021, meaning that it was not explicitly illegal to discriminate against gender-expansive or non-heterosexual individuals who were seeking financing.
Thankfully, FHA loans lower the score requirements, making those with less-than-perfect credit eligible.
FHA loan requirements in Minnesota typically need a score of 580 or higher. Some Minnesota lenders may accept a score as low as 500 if you provide at least 10% upfront.
Small Down Payment Options
Buying a home usually requires you to provide a set amount of the loan upfront. Many first-time buyers may struggle to afford a large down payment plus closing costs.
FHA loans have lower down payment requirements than conventional loans.
Conventional loans may require as high as a 20% down if the homeowner wants to avoid private mortgage insurance; otherwise, they usually need to offer at least 5% of the purchase price down. However, some buyers may qualify for a loan with as little as a 3.5% down payment if they have a FICO score above 580. The specific requirement may vary depending on the home price, loan type, borrowing profile, and company you’re working with.
Competitive Interest Rates
One of the most beneficial perks of the FHA loan program is access to more competitive interest rates. This rate is the percentage a borrower pays to finance the home purchase. A high mortgage rate typically means a higher monthly payment and vice versa.
Interest rates may vary depending on current rates, FICO score, upfront investment, and the mortgage lender. Our team at Pride Lending will help you explore your options so that you can secure the best rate and save money.
Flexible Underwriting Guidelines
FHA loans have flexible underwriting guidelines. Unlike a conventional mortgage product, alternative lending solutions may be available to those who don’t meet all the listed requirements.
For example, Minnesota residents may still qualify for a loan if they’re willing to pay a larger down payment. Assistance programs may also be available to Minnesota borrowers with insufficient savings.
FHA loans also don’t have income limits, making it available who anyone who wants to participate.
Assumable Mortgages (Buyer Can Take over Existing FHA Loan)
FHA loans in Minnesota are assumable, which means a home buyer can take over an existing FHA loan with its existing loan terms and interest rate. Assumable mortgages benefit both buyers and sellers in Minnesota, especially if the FHA loan includes a highly competitive rate.
Assumable mortgages have specific requirements, such as the lender approving the loan transfer. Of course, the FHA streamline refinance program is also available for existing homeowners wanting to refinance for a better rate. Save money on your monthly bills by securing a better rate.
FHA Loan Requirements for Minnesota Borrowers
While obtaining an FHA loan in Minnesota can be easier than other loan types, interested applicants still need to meet certain eligibility requirements. Common loan requirements include the following.
Minimum Credit Score
The FHA program requires a score of at least 500, though those with a score below 580 will need to offer at least 10% down. If you have a score of 580 or better, you only need to put 3.5% down. Pull a copy of your credit report to understand your current score better.
We understand that trying to improve your score before applying for an FHA loan, such as by paying down debts and managing your credit utilization, can be overwhelming. Before trying to fix your score on your own, reach out to us for a loan consultation, and we’ll review your options so that you have the best possible chance of success when applying.
Down Payment Amount
Most FHA lenders will require some amount of money down. However, the amount you’re required to put down on the mortgage loan will depend on the lender, loan amount, and program. Many FHA lenders are willing to accept a lower score in return for large down payments, which can be very helpful for those whose financial profile is less than perfect.
Keep in mind the more you put down on the loan, the less you will pay in interest over the life of the loan. Additionally, putting more money down on the loan can earn you a better rate.
If you’re unable to come up with the upfront expenses, consider what assistance programs you may be eligible for. Some programs available in Minnesota include the First-Generation Homebuyer Loan or the Homeownership Assistance Program through the Minnesota Housing Department. Pride Lending also has access to national programs that can assist you.
Many assistance programs have their own eligibility requirements, such as being a first-time homebuyer. We’ll walk you through the different programs and what you need to apply so that you’re sure you have the maximum assistance amount available.
Debt-To-Income Ratio (DTI)
Debt-to-income calculates how much of your gross income is going to debt payments, such as student loans and medical bills. Easily determine your DTI by dividing your monthly debt by your income and then multiplying it by 100 to obtain a percentage. The best way to improve your DTI is to pay money toward your existing debt or increase your income.
The maximum debt-to-income ratio, or DTI, to qualify for an FHA loan in Minnesota is 57%. Yet, many FHA lenders limit DTI to 43%.
Property Standards
Minnesota FHA loans also have strict property standards requirements. The purpose of the FHA loan program is to make homeownership easier for Minnesota residents, and that means purchasing a safe and sound home.
All properties purchased through an FHA loan must undergo an appraisal and inspection.
There are also limits on the property types that can be purchased using an FHA loan. FHA loans are limited to purchasing a primary residence, which means they can’t be used to fund vacation or investment properties. However, you can buy a home with up to 4 units as long as you live in one of them full-time.
Mortgage Insurance Premiums (MIP)
Most FHA borrowers will be required to pay a mortgage insurance premium (MIP). This mortgage insurance protects the lender from loan default.
FHA requires an upfront mortgage insurance premium of 1.75%, which is mandatory no matter how much money you provide upfront. Additionally, you will have an annual MIP. These monthly insurance premium payments will be rolled into the loan, increasing your monthly payment.
While everyone will have to pay some form of annual MIP, the percentage and term will vary based on how much you provided upfront. If you provide more than 10%, you will have a lower premium, and your MIP will end after 11 years. Those who provide less than 10% upfront will have MIP for the life of the loan. However, it’s possible to refinance into a conventional mortgage once you have 20% equity built up, which will eliminate mortgage insurance.
Minnesota FHA Loan Limits
Minnesota FHA loan limits refer to the maximum loan amount that the program will finance. Loan limits vary based on current federal loan limits and the county in Minnesota in which you plan to buy. FHA loan limits also depend on the property type, including a single-family home, two-unit, three-unit, or four-unit property.
Most counties in Minnesota are near the bottom end of the loan limits each year as this is a very affordable state. Minnesota’s highest home loan limits are in the hottest markets, including Anoka and Carver. You can learn more about the loan limit requirements in Minnesota using the interactive online tool.

- FHA Appraisal – A key element of getting an FHA loan is having the home appraised. This process both ensures the sales price is correct, and it also assesses whether there are significant issues like lead paint that could endanger residents.
- Clear to Close – After conditional approval of your loan, the underwriting will check out everything again, then finally issue a final approval, which means that you’re clear to close. Our team will schedule the closing date with you, and the lender’s title company will provide you with wire transfer details.
