What Are Florida FHA Loans?

The Federal Housing Administration (FHA), under the umbrella of the Department of Housing and Urban Development, is the government branch that insures FHA loans. Most conventional mortgage products are insured by real estate entities, but some are deemed too risky for the secondary market. In these cases, the government steps in to back home loan programs like FHA loans. 

An FHA loan is similar to a conventional loan but has looser requirements for borrower criteria. Since lenders receive partial backing from the federal government for an FHA loan, they can lower the bar for eligibility so that borrowers in Florida with more limited means can afford homes. 

FHA products have been a crucial way for marginalized individuals to achieve homeownership. Over 30% of these loans went to borrowers of color last year, far higher than the amount of conventional mortgages underwritten for applicants of color. Denial rates for these products are significantly lower for borrowers of color than for other products, such as personal loans and conventional loans, helping to reduce racial disparities in homeownership.

A less-than-stellar credit score is often an obstacle to buying a home. As an example, conventional loans typically require at least a 620, but majority-Black neighborhoods have an average score of just 582, which is too low to qualify. LGBTQ+ individuals are also twice as likely as their peers to report a poor credit score that may disqualify them from financing, and transgender individuals may report significant issues in getting an updated score if they update their name or gender marker. 

Since a credit score reflects your history as a borrower, lower credit scores will scare off many lenders, even if you are facing institutional barriers that don’t represent your own financial habits. However, the lower requirements for federally-backed mortgage products can enable you to get the home of your dreams despite these obstacles.

Assumable Mortgages

Did you know that you could take over an existing FHA loan from a previous owner? This is known as an assumable mortgage. Essentially, ownership of the house and the obligations of the loan are passed onto you from the previous owner, making you responsible for the remaining loan amount and future payments. This is generally not an option for conventional loans. 

FHA Loan Requirements

Florida FHA loan requirements can vary between different lenders and areas. Here are some general criteria to qualify for an FHA loan in Florida. 

Minimum Credit Score

For a Florida FHA loan, you can have a FICO score as low as 500 if you provide a 10% down payment. Those with a score of 580 or better only need to put 3.5% down. This is much lower than the minimum credit score for a conventional loan, making it much more feasible for borrowers to qualify. 

Down Payment Amount

For most FHA lenders, the minimum down payment is 3.5%. This is lower than the minimum 5% down payment required for repeat borrowers using a conventional loan, and even a few percentage points can make a major difference with such a large purchase.

Debt-To-Income Ratio (DTI)

Your debt-to-income ratio is a comparison of your monthly debt payments to gross monthly income. You divide the total monthly payment on your debts by your gross income and multiply that number by 100 for a percentage. The maximum debt-to-income ratio for most FHA loans is 43%. Some lenders may accept up to a 57% DTI based on your other metrics, which is why the more flexible underwriting guidelines are so helpful. 

Property Standards

Properties purchased using FHA loans must adhere to certain standards. Firstly, they must be a primary residence, though you can purchase properties with up to four units. At least one of these must be your own residence, though the other units can be investment properties.

Other than the primary residence requirement and the number of units, FHA requirements focus on three primary elements: safety, security, and soundness. This means that the home must have things like working bathrooms, no lead paint, a working roof, and a stable foundation.

To guarantee this, each home must undergo an official FHA appraisal. This determines whether the house meets the basic standards. However, this appraisal is not as exhaustive as a home inspection, which is why most lenders will expect you to have both. 

Mortgage Insurance Premiums (MIP)

FHA loans require two types of mortgage insurance premiums: upfront MIP and annual premium. Upfront MIP is 1.75% for everyone, no matter how much money you put down. However, annual MIP’s percentage and terms may differ based on your down payment. They range from 0.5% to 0.55% for most applicants. 

If you put less than 10% down on the home, you will have annual MIP throughout the life of the loan, but if you provide more than 10%, you can have the MIP removed after 11 years. It’s also possible to refinance into a conventional mortgage when you have at least 20% equity and, therefore, remove private mortgage insurance entirely.

There are Florida FHA loan limits that set a maximum amount for what kind of home you can buy. These loan limits are dependent upon the county in which you live. For example, more expensive housing markets like Miami-Dade County will have higher limits than less populated areas. Additionally, the loan limits are different for single-family homes and multi-family homes. Here are some of the Florida FHA loan limits for a single-family home in various counties.

  • Miami-Dade County – $621,000
  • Broward County – $621,000
  • Hillsborough County – $498,257
  • Palm Beach County – $621,000
  • Orange County – $498,257

  7. Offer acceptance – If the seller is happy with your bid, then congratulations! You’ll sign a purchase contract, and you and the realtor will schedule an inspection to ensure that everything is perfectly safe.
  8. Inspection – The FHA program does not strictly require an inspection, but your lender will likely require it for safety purposes. This will uncover any serious issues and give you time to negotiate with the seller about who will fix them.
  9. Conditions – If you’re happy with the inspection report, then it’s time to review the contract and ensure that everything is good to go. Our team will check the conditions with you before sending the contract to your lender.
  10. Begin underwriting – Pride Lending will submit everything you’ve provided to the lender, who will then pass it to their own underwriting team.   11. Property appraisal – The property you are interested in buying must be inspected by an FHA-approved appraiser to ensure it meets the standards for FHA loans. 
  12. Clear to close – Once you have made an offer on the home, the mortgage will be finalized, and the terms will be locked in. We will contact you to schedule the closing date, and the title company will send you the information about how to pay the upfront costs. 
  13. Closing day –  You and the seller will sign all the necessary documents to close the deal and complete the FHA loan process. After you pay closing costs and down payment, you will have the title transferred, which officially allows your payments to begin.
